BRPH worked collaboratively with a developer/owner to provide design-build services for a four-story office building located across from the Indian River Lagoon in Melbourne, Florida. The contemporary design features massive expanses of glass to take advantage of the picturesque water views.
The 71,200-square-foot building features a compact building core allowing greater flexibility for tenant space planning. The structure uses tilt-wall construction with reinforced glazing and exterior components that were designed to withstand wind loads up to 175 MPH. This enables the building to survive a hurricane event, minimizes potential client losses, and is an added feature for the leasing of the tenant spaces. The building’s interior features steel framing and composite floor systems and upgraded finishes in the building entry and core areas.
The lighting, mechanical and security system are all tied into a master energy management system that automatically turns off lighting and reduces energy usage to correlate with building occupancy loads. Two high-efficiency HVAC systems are located on the roof and supply air to all four floors. Access control systems provide secured monitoring of the entry doors, tenant doors and elevators. The building is LEED Silver certified.
Located on a 6-acre site, the building includes surface parking for 324 cars. BRPH worked closely with the client throughout the design/build process, and provided architecture, civil, mechanical, plumbing, and electrical engineering, construction administration and construction management services.
